The NDIS can assist participants to live independently and there are different types of home and living supports the NDIS can fund, including home modifications.
Modifications are a common part of supporting funding provided under the Scheme. The Agency has committed more than $760 million in home modifications in the year to 31 March 2025.
The home modification requests in this case were to the cost of over $500,000 in NDIS funding, included contributions to building a new home including a pool, shed, and alfresco area.
The NDIS does not fund the cost of building a new home and is rightly focused on helping to modify homes for people with disability to have accessible accommodation.
For a new build, home modification funding may provide the cost difference between the standard construction and any disability specific features.
The Australian community rightly expects the NDIS to support people with disability but not subsidise other support systems or private costs.
It would be incorrect to report the home modification (HM) decision took 5 years. The initial request for HM were received 9 June 2023 and was declined by the Agency on 21 July 2023. A second application was received 25 November 2024, and the request was declined 13 May 2025.

Participants may have funding for a support coordinator, who can assist with applying for any suitable home and living needs, such as Supported Disability Accommodation or Supported Independent Living.
